Thank you for your interest in our holiday accommodations. Here you will find all the essential information regarding booking, amenities, rental prices, rental duration, and more.

How to Book Your Desired Holiday Accommodation

• Fill out the booking form and click "Book".
• Your booking becomes binding once we receive your request.
• You will receive a confirmation email from us with the booking details, payment information, and a detailed cost breakdown.
• Please check the confirmation carefully and inform us immediately of any discrepancies.
• Transfer the agreed deposit to the specified account.
• After receiving your payment, you will promptly receive the rental agreement and your travel documents by email.

General Terms and Conditions

These terms apply to the mediation of holiday accommodations by Iberia Touristic Vermittlung, which are rented directly from the owner. We mediate the conclusion of rental agreements as a standalone service. A business management contract exists between you and Iberia Touristic Vermittlung (§§ 675, 631 BGB).

Since 01.07.2018, holiday home bookings as standalone services are no longer subject to a security certificate. We are authorized to receive payments. If due payments are not made despite reminders, we may – also on behalf of the owner – withdraw from the contract and claim cancellation or damages. Please ensure that the full invoice amount is received without any deduction for bank fees.

Note: Only the German version of these Terms and Conditions is legally binding. Translations are provided for informational purposes only.

Accommodation Amenities

Please refer to the property descriptions for the specific amenities of each accommodation; they are designed for a comfortable stay. For houses with private pools, sun loungers are provided and pool maintenance is included. Bedrooms, unless otherwise specified, are set up for 2 guests with either a double bed or 2 single beds. If any unexpected issues arise during your stay or the booked accommodation is not in proper condition, please contact the owner directly, as Iberia Touristic Vermittlung cannot provide remedies as an intermediary.

Pets

Most accommodations allow pets, but they must always be registered. In Spain, an additional fee usually applies. Please provide us with the breed, size, and weight of your pet.

Rental Prices and Duration

Rental prices apply to the specified number of guests. Additional guests must be registered in advance. All extra costs and fees are payable directly to the owner upon key handover.

Payment Information

After receiving your deposit, you will receive the rental agreement and travel documents by email. Remaining payments are made directly to the owner. Bank account details will be provided upon request. For bookings within 7 days before arrival, the full rental amount is due immediately.

Security Deposit

Upon arrival, a security deposit is required to ensure proper use of the accommodation. Refunds are issued after the stay, provided no damages have occurred.

Security Deposit for Youth Groups

Groups under 18 years are not allowed. For groups up to 28 years, a separate security deposit per person is required.

Security Deposit via Credit Card

If a credit card is used, the amount will be blocked but not charged unless a dispute arises.

Tourist Tax in Catalonia

Since November 1, 2012, a tourist tax has been levied. If not included in the rental price, it must be paid separately on-site.

Arrival

The arrival time is stated in the rental agreement. In case of delay, please contact the owner directly by phone or email. The phone number is included in your rental agreement. The owner reserves the right to reassign the accommodation if no timely notice is given.

Rebooking

Rebookings are possible up to 90 days before the rental start date (fee €45), but without guarantee of availability. If the accommodation cannot be provided, a replacement accommodation will be offered on-site.

Cancellation Policy

You may withdraw from the contract at any time before the start of your trip. Please submit your cancellation notice in writing, e.g., by email or registered mail, to Spanien-Web.de. The cancellation is effective upon receipt by us. All cancellations are processed on behalf of the owner; Spanien-Web.de does not charge its own cancellation fees.

The cancellation costs are determined according to the contractual conditions agreed with the owner. The cancellation fee schedule is as follows:

• Up to 90 days before arrival: 10% of the rental price
• 89–60 days before arrival: 25% of the rental price
• 59–35 days before arrival: 50% of the rental price
• 34–8 days before arrival: 80% of the rental price
• Less than 8 days before arrival: 100% of the rental price

If the owner successfully rebooks the accommodation, only an administrative fee of €45 applies. Guests may demonstrate that no or lower costs were incurred.

Spanien-Web.de may, on behalf of the owner, send reminders or deadlines to the guest to assert potential claims for damages. Claims for damages arise solely between the guest and the owner.

Claims for damages are subject to legal provisions (§§ 280, 281 BGB). The guest must have the opportunity to prove lower or no damages.

We recommend taking out a travel cancellation insurance.
